A high reflectance value does not prove waterproofing, wind performance or installation quality. Use it as one product attribute inside the complete roof decision.
Start with five project facts
- Slope: Which systems are approved for every plane?
- Structure: Can the deck and framing support the complete assembly?
- Drainage: Where do ordinary and overflow water leave?
- Condition: Is this repair, recover, recoat or replacement?
- Ownership plan: How long will the owner keep the property, and what maintenance is realistic?
Then compare product availability, warranty, appearance and budget.
Avoid unsupported cost and lifespan charts
A chart that assigns every material one Phoenix price and lifespan hides the variables that matter: product grade, tear-off, deck damage, geometry, access, flashings, maintenance and exposure. Ask for a measured proposal and manufacturer documentation instead of treating a stale average as a quote.
