Concrete roof tile is the visible water-shedding layer, but it is only one part of the roof. Underlayment, flashings, battens or attachment, deck and penetrations determine whether the assembly remains serviceable.
Three different projects are often called “tile replacement”
Local tile repair
A limited repair replaces broken or displaced pieces and corrects the specific flashing, attachment or underlayment defect below them. This can be appropriate when surrounding tile and the broader water-shedding system remain serviceable.
Lift-and-reset with new underlayment
The existing tile is removed, sorted and stored while underlayment and flashings are replaced. Serviceable tile is then reinstalled with compatible replacement pieces for breakage or shortages.
This is not a minor patch. It is a roof-system replacement below a reused surface.
Complete tile-field replacement
A new tile field is installed along with the required underlayment, flashings and accessories. This may make sense when the old profile is unavailable, breakage is widespread, prior attachment prevents practical reuse, or the owner wants a different system.
Start with condition, not an arbitrary age
The Tile Roofing Industry Alliance manual treats tile performance as an assembly and includes dedicated repair-and-replacement details. Inspection should separate:
- Surface tile cracks, chips and displacement
- Underlayment brittleness, openings and exposure
- Valley, wall, pipe and skylight flashing defects
- Batten, fastener and adhesive condition
- Deck deterioration or deflection
- Drainage problems at eaves, walls and valleys
- Availability of compatible replacement tile
A few broken pieces do not prove the underlayment has failed. Conversely, intact-looking tile does not prove the concealed underlayment is still reliable.
When repair is usually reasonable
Localized repair is worth considering when:
- Damage is confined to a small identifiable area
- Matching or compatible tile is available
- Underlayment beyond the defect remains serviceable
- Flashing can be rebuilt without destabilizing a broad section
- The deck is sound
- Repeat leaks are not appearing across unrelated areas
The TRI Alliance's post-storm repair guidance emphasizes evaluating the cause, scope and repair method rather than assuming every broken tile requires replacement of the whole roof.
When broader replacement deserves consideration
A lift-and-reset or new tile field may be justified when inspection finds:
- Widespread failed underlayment
- Multiple leaking transitions or valleys
- Extensive tile breakage, spalling or incompatible prior repairs
- A discontinued profile with too few serviceable pieces
- Unsafe or deteriorated decking
- Repeated repairs that never address the system failure
- Structural or remodeling work requiring the assembly to be rebuilt
The scope should state whether the existing tile will be reused, blended or discarded and how breakage during removal will be handled.
Tile weight must be project-specific
Do not rely on a generic pounds-per-square-foot number copied from another profile. The TRI manual directs designers to the manufacturer for the weight of the exact tile and reminds them to include underlayment, fastening and accessories.
A change to a materially different roof covering may require structural review. The contractor should not promise that every existing house can accept every tile profile without checking the structure and local requirements.
Repair-versus-replacement decision matrix

This matrix is a starting point, not a remote diagnosis. The scope must follow what is found beneath the tile.
A replacement proposal should define concealed work
Ask the contractor to identify:
- Tile reuse and replacement quantities
- Underlayment product and approved slope
- Valley, wall and penetration flashing scope
- Decking allowance and unit pricing
- Batten or direct-deck attachment method
- Eave, bird-stop, hip and ridge details
- Solar or rooftop-equipment coordination
- Permit and inspection responsibility
- Material and workmanship warranty boundaries
TRI maintains technical briefs because tile details, code recognition and repair practices require system-specific guidance.
Arizona handling matters
Concrete tile can be brittle under foot, and heat-exposed underlayment may be easily damaged when tiles are lifted. Storage and traffic paths should prevent unnecessary breakage. Monsoon drainage also makes valleys, eaves and wall transitions more important than the field tile count alone.
