Restoration with limits

A roof coating is a system layer—not paint for roofing problems.

The existing assembly must be dry enough, stable and compatible. Preparation and detail repairs decide whether a coating protects the roof or merely changes its color.

Confirm the roof can accept restoration

Commercial roof coatings can renew the protective surface of compatible low-slope systems and help extend service life when the roof below remains a sound restoration candidate. The evaluation must begin with the existing material, moisture, adhesion, drainage and repair history.

Condition and diagnosis

Preparation can include cleaning, removal of loose material, compatible repairs, reinforcement at seams or details and correction of conditions that would prevent adhesion. Walls, curbs, penetrations, drains, scuppers and edges should be part of the scope rather than treated as incidental brush work.

Repair, restoration or replacement

Coating should not be used to conceal wet insulation, unstable substrate, widespread detachment or structural drainage problems. Those conditions need a different repair or replacement plan. The estimate should state any testing or opening assumptions and how discoveries affect the proposed restoration boundary.

What a complete proposal should define

Owners should compare material, preparation, application requirements, reinforced details, measured quantities, access, protection and closeout. A coating name by itself does not describe the work required to produce a dependable restored assembly.

What the scope should answer

Make the next decision with evidence.

Use these questions to compare what each proposal includes, which condition it addresses and what could change once work begins.

01

Candidate review

Confirm the assembly, moisture condition, adhesion and drainage support restoration.

02

Surface preparation

Clean and repair the roof so the specified coating can bond to sound material.

03

Detail reinforcement

Include seams, walls, curbs, penetrations, drains, scuppers and edges.

04

Application and closeout

Document material, quantities, weather conditions and completed detail work.

Coating or replacement

Restore a serviceable roof. Replace a failed one.

A coating can be a practical service-life strategy when the underlying assembly supports it. It is not a substitute for removing broad wet material, rebuilding unstable substrate or correcting failures that cannot be integrated.

A clear roofing process

From the first symptom to a defined scope.

The sequence changes with the roof, but the customer should always understand what was found, why the work is recommended and what happens next.

Review roof type, condition, moisture clues, drainage and prior coating or repair layers.

  2. 02

    Specify preparation

Define cleaning, removal, repairs, reinforcement and any discoveries that can change the work.

  3. 03

Questions before you schedule

Roofing questions, answered plainly.

The answer should help you decide what to inspect, what to compare and what to ask before approving the work.

Can every commercial roof be coated?

No. The existing assembly must be compatible, stable and dry enough for restoration, with details and drainage that can be repaired and integrated.

Does coating stop every roof leak?

No. Active defects and wet or unstable material must be identified and corrected. Coating is not a substitute for diagnosis or necessary removal.

What preparation should be included?

The scope can include cleaning, removal of loose material, compatible repairs, reinforcement at seams and details, and treatment of walls, penetrations, drains, scuppers and edges.

How do I compare roof-coating proposals?

Compare candidate assumptions, preparation, materials, application quantities, reinforced details, discoveries, access, protection and closeout—not only total price.
